Property Manager
We are currently looking for a Property Manager who will put their outstanding leadership and professional business relationships to work for a growing, commercial real estate firm. Our property managers are the face of our company, developing business relationships with all tenants while maximizing profitability and operating performance.
This position is onsite in Portland, OR.
Property Manager Responsibilities
Create, manage and maintain all aspects of overall budget and finances for your assigned properties.
Manage tenant improvements and capital projects as requested.
Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
Supervise day-to-day operations of vendors and maintenance personnel.
Ensure regular property inspections.
Recommend and/or approve alterations, maintenance and reconditioning as necessary.
Calmly respond and communicate with tenants in emergency situations.
Maintain company records as required.
Reviewing all tenant billings, analyzing lease clauses, setting up leases in Yardi, preparing vacancy reports, enforcing tenant compliance and performing landlord obligations.
Interface with leasing brokers and assist to assure spaces are leased promptly.
Prepare bid specifications, review bids, and negotiate annual service contracts.
Prepare annual rent escalations and reconciliations.
Demonstrate a positive, professional and client-oriented attitude about the company with coworkers, tenants, clients and the public.
Constantly strive for improvements in work processes and results to better meet client's expectations.
Keep abreast of new technologies, systems and procedures related to property management.
All other duties as assigned.
Supervisory Responsibility
Provides formal supervision to building technicians and support staff. Plans and monitors appropriate staffing needs, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
Property Manager Qualifications
Understands lease language and importance of following lease requirements.
Ability to provide efficient, timely, reliable and courteous service to customers.
Strong written and verbal communication skills.
Understanding of Real Estate accounting, budgeting, reconciliations.
Ability to comprehend, analyze, and interpret complex documents and problem solve.
Requires advanced analytical and quantitative skills.
Intermediate to advanced skills with Microsoft Office Suite.
Yardi Voyager experience.
Preferred
Degree from college preferred.
Minimum of three years of related industry experience and/or training.
Salary: $65-$90K (DOE)
