Director of Operations, Property Management
Our client is seeking a Director of Operations for their Property Management division to lead a diverse team, ensuring a 5-star experience for Investor/Owner Clients and Residents. This role is pivotal in expanding team efficiency, profitability, and capacity for growth, by fostering strong relationships and maximizing financial results through personalized, responsive service.

This role is onsite in Vancouver, Washington. Relocation assistance available to candidates located within the Western Washington area.

Director of Operations, Property Management Responsibilities

  • Lead, manage, and hold accountable a team comprising of Maintenance, Property Management, and Leasing professionals.
  • Optimize team dynamics to ensure top-tier service delivery and financial outcomes for both Investor/Owner and Resident Clients, often amateur investors with single-property portfolios.
  • Enhance cross-departmental cooperation among Leasing, Maintenance, and Property Management teams, resolving communication gaps and promoting seamless operations.
  • Develop and implement strategies that highlight financial maximization opportunities for clients, maintaining a high-touch approach.
  • Address and resolve operational issues swiftly, aiming to keep churn rates below industry benchmarks.
  • Strategically reduce turnover time and vacancies, achieving goals such as 96% occupancy rates and a 7-day turn time for 90% of property turnovers.
  • Guarantee the accuracy and timely entry of all financial transactions, with a 99% accuracy rate in Client Trust Accounting within 90 days.
  • Serve as a knowledgeable resource on Landlord/Tenant Law, leading team education on legal compliance and risk mitigation.
  • Drive business growth through strategic marketing and robust client engagement, ensuring high referral rates and client retention.

Director of Operations, Property Management Qualifications

  • 5+ years of experience in Property Management, with a preference for candidates coming from multi-family backgrounds but with a strong aptitude for managing single-family properties.
  • 2+ years of leadership experience with proven success in building and mentoring high-performing teams.
  • Proficiency in Property Management application software such as Appfolio, Yardi, or RentManager.
  • Exceptional relationship-building skills, with a proven ability to communicate effectively, influence, and encourage team members and clients.
  • Strong analytical and strategic thinking skills, with a track record of implementing process improvements that enhance team efficiency and satisfaction.
  • High emotional intelligence, adaptability, and commitment to the company’s core values of excellence, respect, and integrity.
